Abstract The 2019-2020 academic year there was an offer of 97,500 beds available in residences of students in Spain in the face of a demand of 543,000 students, it is clearly observed a mismatch between supply and demand. This mismatch between supply and demand together with the low quality of the institutional operating product (customer service, administration of these) It has encouraged the promoters to promote these promotions. The current situation in Barcelona is as follows: every year the city of Barcelona welcomes approximately 60,000 students to the year and with only 15,000 beds to offer. This data shows us the enormous demand created by students who leave home... In Europe, the sector of residences for students (purpose-built student accommodation) grew by 43% in the first quarter of 2021 while in Spain it reached a growth of 37% in the year of the pandemic. Can say that it is a market that is growing At the state level, it is estimated that by 2023 there will be an increase in residences of 6,500 new beds and behind them large companies ready to invest. According to JLL (Jones Lang LaSalle) a specialized investment management and professional services firm in the real estate sector, the offer of places in residences will skyrocket soon, the most of them covered by large investments from international companies. The main need to cover, as can be seen in the context in which it is finds this market, it is a resource that by nature people must have, a bed to sleep in, apart from the daily problems that exist in residences. Seen the mismatch between supply and demand, according to Abel Pujol, more than 450,000 students in Spain are left without a place in the residences, thus causing them to use other channels to cover an essential need, for example, renting a room or sharing a flat with other people. |
